[Job Description Summary]

1. SR1 is a subleased facility located in Palo Alto, California, with a total area of approximately 45,000 sq. ft. (office + vehicle workshop + parking).

This role is responsible for integrated facility management, including oversight of cleaning (separate vendor) and security (separate vendor).

2. The primary role of the FM is to serve as a fast and accurate communication hub between HQ in Korea and the U.S. landlord/sublandlord, rather than performing hands-on repairs. All facility repairs are handled by landlord-designated vendors (no direct repair work).

1. Daily FM walkthrough

- Conduct daily patrols across all facility's areas and, upon identifying any issues, immediately submit service requests to landlord-designated vendors and report to HQ

- Inspect facility, cleaning, and security conditions; detailed inspection items and frequency to be discussed separately

2. Area-Based FM Responsibilities

- Meeting Rooms: Reservation management, layout setup, AV checks, HVAC and lighting control

- Server Room / Storage: Temperature monitoring, escalation to landlord IT

- Kitchen / Lounge: Consumables ordering, reporting equipment issues

- Service Office: Coordination with landlord, boundary management

- Lobby: Equipment inspection, support for reception operations

- Outdoor Planter Area: Coordination of landscaping vendor schedule

- Vehicle Area: Corporate vehicle status tracking, coordination of vendor schedules

3. Documentation / Reporting

- Submit weekly and monthly task reports to HQ

4. Workforce Oversight

- Monitor attendance issues and performance of cleaning and security personnel

[Preferred Qualifications]

1. Experience in office FM or workplace operations

2. Awareness of California compliance requirements (basic OSHA, fire code, safety inspections)

3. FMP / IFMA certification, OSHA 10/30, PMP

- Candidates with a technical background focused on HVAC or electrical repair are not required

- 단. 시설 수리는 임대인 지정 업체가 담당한다. (직접 수리 X)

- SR1 전 구역을 순찰하며, 이상 발견 시 즉시 임대인 지정 업체에 Service Request를 접수 및 HQ에 보고

- 시설,미화,보안 전반적으로 점검하며 주요 점검 항목과 주기는 별도 논의

2. 구역별 FM 과업

- 회의실 : 예약, 배치 관리, AV 점검, HVAC·조명 관리

- 서버실/창고 : 온도 모니터링, 임대인 IT 에스컬레이션

- 키친/라운지 : 소모품 발주, 설비 이상 신고

- Service Office : 임대인 협의, 경계 관리

- Lobby : 설비 점검, 리셉션 운영 지원

- 화단 : 조경 업체 일정 조율

- 차량구역 : 법인 차량 현황 관리, 업체 일정 조율

3. Documentation/Reporting

- 주간·월간 과업 Report 본사(HQ) 제출

4. 인력 관리

- 미화·보안 인력에 대한 근태불량, 성과 점검

[Preferred Qualifications]

1. 오피스 FM / Workplace Operations 경력 보유

2. California Compliance Awareness (OSHA 기본, Fire code, Safety inspection 대응)

3. FMP / IFMA 자격, OSHA 10/30, PMP

- 단, HVAC·전기 면허 보유 현장 기술자 중심 FM은 불필요
